		<title>Our Future</title>
		<description><![CDATA[<p>When I was growing up I remember thinking I could change the world!  I was going to make this world a better place, not only for myself, but for my children and theirs to follow.  Somewhere along that time line I got lost in the every day shuffle as I am sure MOST of us have!  Though it weighs in the back of your mind and you are definately upset and bothered by the current state of our nation and our earty, you continue on with life.  Occassionally you make larger donations and drop those in the mail and you sometimes have that one that you give $5-$25 to monthly but you can&#8217;t seem to find the time to do anything else!</p>
<p>Recently I started working with a local animal rescue and helping with their overflow.  I was initially looking for a personal pet/companion for our family and our other dog.  The funny thing is, I thought by going to a rescue that made me a better person.  Although it is a GREAT thing to adopt a rescue.  We even went to an extreme and got a &#8220;special needs&#8221; dog.  He is a three legged dog with the charisma and personality of someone GREAT and AMAZING.  Was I really making as much a difference as I could have?  Of course not!!  We have 5 acres of land and have more than enough room, love and patience to help on a larger scale.  So why was I not doing this before?</p>
<p>Many of us feel like we don&#8217;t have the time or the ability.  It is certainly NOT for everyone but it isn&#8217;t only about rescuing pets.  There are organizations developed for animals, the environment, countries, starving communities, homeless and many others that could use a helping hand.  What if you spent an hour a day helping raise money for a cure for cancer?  What if you spent an hour a day and you were able to feed 7 families a week?  What if you were to help serve food at the local shelter and because of your extra hand or extra food that you brought they were able to feed 50 more people?  Really what is an hour or two if it means making our world a better place?  If 100 people gave 1 hour a day that would equate to 700 man hours a week.  100 can be recruited in a couple of hours.</p>
<p>Let&#8217;s say that we spread the word around to start digging into the depths of our souls and remember that feeling of wanting to change the world!  Wanting to make this world a better place for generations to come.  Imagine if 1 million people (that is less than the population in many large cities!!!!  Not states, ONE CITY has more than 1 million) decided to donate 7 hours a week?  That would equal 7 million hours a week or 175,000 full time workers!!!  Think of what this country could do with 175,000 full time volunteers.  Imagine the dent that would make!  Money is a GREAT thing if you have it.  But many times we find that we, ourselves, are struggling financially.  That doesn&#8217;t mean you don&#8217;t have time!  This can also be something that the whole family pitches in on!</p>
<p>Bottom line is, I was MOVED into action!  I was sent a video from a member of <a href="http://www.mymonavie.com/cfreedom">MonaVie</a>.  This had to have been the MOST eye opening and compelling address I have ever had the privelege of listening to.  If these five kids could muster up this kind of courage and tenacity than what in the HECK is wrong with ME???  Take a look at the video.  If you can spread this video around for everyone to see we might just create a wave of change.  I don&#8217;t know about you but this woke up a side of me that has felt dead for many years!!!</p>

		<title>Does MonaVie Really Work?</title>
		<description><![CDATA[<p>Some have heard about the Acai berry recently.  I have and found the information and results intriguing.  I am funny about heath &#8220;stuff&#8221; though.  I have had plenty of friends, acquaintances, colleagues and family members that have tried hundreds of these MLM health products.  You name it I was pitched on it.  I never bought into a single one.  I have a dear friend and close colleague that was reduced to a cane and countless hours of pain that recently tried a new product.</p>
<p>There are companies out there capitalizing on the Acai Berry.  However, one company has taken it a leap further.  MonaVie!  My friend was introduced by a mutual friend in the real estate investment arena and decided to try it.  He ordered the MonaVie and after drinking the juice (ONLY 4 oz&#8217;s a day) he began to feel more energized.  Here we are a couple of months later and he is doing wonderfully.  He is back to swimming again which had almost come to a screeching halt &#8220;pre&#8221; MonaVie.  I decided to try it myself.  He was EXTREMELY persistent but it was more increased energy, lessened pain and changed outlook on life for him that did it for me.  I was happy to see him doing so wonderfully.</p>
<p>Of course, though, I wasn&#8217;t completely on board yet, I checked out quite a few http://www.youtube.com videos and found amazing stories EVERYWHERE I turned.  This stuff was producing amazing results.  One woman gave it to her arthritic dog and someone else stopped taking zanag as he stated he no longer felt he needed it.  I heard story after story of normal tests at the doctors visit of previous high blood pressure and diabetes patients.  What I found most amazing was listening to people that had taken this product for over three months.  They were claiming that, not only were their previous high tests normal, but once they stopped taking the juice the tests stayed regular.  Apparently this works in some cases where someone has taken it for some time.</p>
<p>Well week one went GREAT!  Of course I used my husband as the test subject and he is the skeptic through and through.  After day six he was working on the yard about mid morning and looked up at me completely exhausted.  He says, &#8220;You know what i need?  I need my juice!  Can you get me a shot?&#8221;.  Well, you know as soon as he said that I was SOLD.  We have ordered a case now so I will start taking it myself.  We shall see.  I will report my results here to see if this is really the &#8220;IT&#8221; juice!!!!</p>
<p>What I am truly interested in is the reduction in inflammation and free radicals.  Most of us know that many diseases and ailments are now being linked to both of these two factors.  I am CERTAINLY NOT a health expert but if it reduces both on a large scale I would venture to say we have a winner!!  Again, I will blog my results to see how this goes!!!</p>

		<title>Foreclosure Scams Increase as More Homeowners Face Foreclosure</title>
		<description><![CDATA[<p>Since the rise in <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> rates in 2006 companies and individuals have positioned themselves to take full advantage of the situation and in many cases, the homeowners as well.  There are legitimate companies out there and some that were positioned well before the <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> rate increase.  Unfortunately, it&#8217;s those very companies that may be having difficulty staying a float.</p>
<p>The Better Business Bureau has reported an outrageous number of complaints placed on &#8220;<a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> rescue&#8221; companies.  Some have resulted in litigation.  What happens many times is a company or individual will collect monies before even knowing if or what you qualify for.  Loss Mitigation is a viable service.  However, there ABSOLUTELY must be an approval process.  If they can collect your financial information and basic home information a legitimate company should be able to determine whether or not they can help you.  This pre-approval stage should NOT require information such as signed authorizations, social security numbers and/or bank account and credit card information.  Most legitimate companies will ensure they have checked if you qualify before proceeding with a contract.</p>
<p>In addition, there are some companies charging to provide a short sale.  You should not be charged for an investor to negotiate a short sale with lender if they are finding the buyer or acquiring the property from you.  A short sale specialist will receive considerable profits be it real estate commissions (if applicable), profit from selling property and/or profit from renting the property on the back end of a deal.  If someone is charging you money for a short sale it should be nominal in nature.  Any company or individual charging fees over $300 should be researched thoroughly.  You are facing <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a>.  You need what money you have to find a new place should you feel short sale is your last resort.</p>
<p>In my time in this industry I have stumbled upon quite a few companies and scams that have taken advantage of homeowners whom I have helped later.  The problem is most of these companies eat up valuable time that a real company could have used helping them save their home or prevent <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a>.  Unfortunately sometimes it can be too late.  The most important thing, and I must stress this to every extreme, <strong>DO YOUR RESEARCH</strong> and investigate the company you are getting involved with.  Try to go with a company that can provide you literature or a website with an actual company name that you can research via the internet or with the Better Business Bureau.  </p>
<p><a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> is a scary thing but don&#8217;t get sucked in by companies offering a rescue without doing your due dilligence.  There are plenty of legitimate companies out there like Freedom <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> Prevention Services that can and want to help.  For every ONE of those there are THREE more that are scams.  Recently a company called FAS - <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> Assistance Solutions took $1,200 from an unsuspecting homeowner in Columbus, Ohio.  </p>
<p>There is a another company that sends out a postcard that appears to be official in nature.  When homeowners call they are taken through a mini application and told little to nothing about what will &#8220;Really&#8221; occur and then they come in for the kill and get the homeowner&#8217;s bank information or debit card.  The company has been known to call themselves the Fresh Start company and charges a flat fee for loss mitigation services.  Their charge is $1,300 when last I heard and they seem to have call centers in Texas and Florida.  They could have other locations and the information I have been able to obtain about this operation is little to nothing other than they collect this fee for $1,300 and don&#8217;t seem to do anything.  There may be clients that have been helped by this company and I may not even have the correct company name.  If you have any further information your comments would be appreciated.</p>

It is important to understand that though you had a bad experience passing the information along would keep someone else from having one. 		<title>False Foreclosure Rates Reported</title>
		<description><![CDATA[<p>In recent news Realtytrac has come under fire for overstating the number of foreclosures.  For example, last year Realtytrac based in Irvine CA was said to have reported the number of Colorado foreclosures to be close to 55,000 homeowners.  In fact, housing divisions are reporting that the number is more like 29,000.  Obviously this would create some confusion as the number of foreclosures reported by Realtytrac was almost twice what was actually filed according to government officials in Colorado.</p>
<p>In the same article a comment was made referencing that this number was misleading because it references the number of homeowners going into default rather than losing their homes due to <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a>.  </p>
<p>I feel the need to say the number of foreclosures is disgustingly high regardless of whether the family went fully through the <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> process or not.  Many of these homeowners sought out help through loss mitigation companies, short sale companies, investors and some actually sold their homes.  In 3 of the previous options the homeowner IS losing their home.  Just because they were proactive in avoiding that actual <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> filing does not mean we DON&#8217;T have a problem.  The number of <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> filings have skyrocketed and that can&#8217;t be hidden and shouldn&#8217;t be.  There are more and more homeowners realizing that even if they can&#8217;t afford to stay in their homes there are other options that will allow them to prevent that inevitable <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> filing.</p>
<p>I was disappointed at the representation in the article I read simply because I have helped the majority of my clients prevent <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> and save their home or prevent <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> and sell their home.  These clients are still American Families that are having difficulties.  This is the number that the government should be using. Just because they are creative and intelligent to seek out help doesn&#8217;t mean they aren&#8217;t families that lost their home.</p>

		<title>Short Sale - When Is It An Option?</title>

<p>Many of us in the industry are seeing the market shift.  Those not in the industry, homeowners facing a time where careful decisions must be made, have only the information spoon fed them by the media and those knocking on their doors.  The information about all options to stop <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> or avoid the <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a> action is out there and obtainable should you have an accurate source.  Unfortunately most of those providing the information are trying to persuade you into thinking the option they happen to offer is the right option.</p>
<p>An attorney thinks bankruptcy is the right option, a mortgage broker will try refinance, an investor will try to buy your home and a short sale specialist will convince you of a short sale.  Are all of these alternatives wrong or inappropriate?  Absolutely not!  But they are always offered by their appropriate provider simply because it&#8217;s what they know to offer. <p>Educate yourself on all your options.  Are refinance, bankruptcy, loss mitigation, selling your home and short sale all options to prevent <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a>?  Yes they are!  The key is which one is right for your unique situation.</p>
<p>This is where you come in.  Do your research and determine what your situation warrants and what will have a long term positive effect.  Don&#8217;t blind yourself with fast, fancy, glittering dreams that everything is going to be okay.  It will be okay eventually but now you have found yourself in a precarious situation and the best thing you can do for yourself is go into this decision process with eyes wide open.</p>

Further, with market prices declining, your home will most likely have little equity if you are a fairly new home buyer or you took advantage of the appreciating market a year or two ago.  If you are not able to sell your home traditionally by listing your home with an agent without coming to the table with money than a short sale is probably the best solution at this point.</p>
<p>Remember that neither option, when in a situation such as <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a>, bares resemblance to a bed of roses.  However, you should choose the most amicable situation to avoid the <a target="_blank" href="http://www.cfreedomforeclosure.com">Foreclosure</a>.  Short sales are not always done right nor are they always done with the clients&#8217; best interests at heart.  There are some companies that consider the short sale a fresh start for their clients.  The service offered should not stop at just a short sale.  A company should be chosen by how hard they will work for you in fully achieving that fresh start.  Find a company that is working close to you and has community connections.  You can also use a national company but they should have someone fairly local to you or have someone they can reach out to.  Find a company that will tell you ALL the pitfalls and pluses of a short sale.</p>
<p>Here we are again where I will impress to you one last time - Educate Yourself!  Realistically take a look at your situation and determine what will work BEST for you.  Find out all the pros and cons of each option you are considering.  If you aren&#8217;t concerned about your future and educated about your options you will leave yourself wide open for victimization and scamming.</p>
